Terms & Conditions
DEPOSITS & PAYMENTS
Full payment (100%) is required to confirm a reservation. No booking is confirmed until payment has been received.
CANCELLATION POLICY
21 Days or More Before Arrival
Guests cancelling at least 21 days before arrival are eligible for a 50% refund of the total booking amount.
Cancellations Within 20 Days of Arrival
No refunds will be issued for cancellations made within 20 days of arrival, regardless of cottage category.
REFUNDS
Eligible refunds will be processed within 8–10 working days to the original payment method. Bookings are non-transferable.
Refunds to Overseas Guests:
Refunds to overseas guests may be subject to Indian banking and payment gateway restrictions. In some cases, particularly for bookings made well in advance, the payment gateway may no longer permit a refund to the original payment method.
Where a refund is due, we will make reasonable efforts to process it. If this is not possible due to banking or payment gateway restrictions, the refundable amount will be retained as credit towards a future reservation.
DATE CHANGES
Changes to reservation dates are not permitted once a booking has been confirmed.
NO-SHOW
If a guest fails to arrive without notifying us of a delay, no refund will be issued. The cottage will be held until 11:00 am the following day, after which it may be released.
EARLY CHECK-OUT
No refunds will be issued for early departures.
FORCED OR UNFORESEEN CLOSURE
If we are unable to honour a reservation due to unforeseen circumstances, such as government restrictions, we will make reasonable efforts to minimise disruption.
Where possible, we will offer alternative accommodation at one of our other resorts or retain the payment as credit towards a future stay.
Booking Conditions
GUESTS ARE ADVISED TO OBTAIN COMPREHENSIVE INSURANCE
We advise guests to plan and research their holiday and where possible obtain comprehensive insurance to cover any/all travel-associated risks, as the resort accepts no liability and will not pay any compensation/refund any money where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extremely adverse weather conditions, natural disasters, other acts of God, acts of terrorism, unforeseen infestation, flight cancellation/schedule alterations, fire or failure of electric power, gas, water, or other utility services, plant machinery, computers, vehicles or any collapse of building structures.
USE OF PERSONAL INFORMATION (PLEASE SEE OUR FULL “PRIVACY POLICY”)
We will not knowingly give your personal information to anybody else (except where required to do so by authorities). We will retain your information and from time to time we may contact you with our promotional and resort-related information.
CHILDREN & EXTRA GUESTS
EXTRA CHILDREN POLICY
We consider children to be between 3-12 years old, and if you have 2 or more children above this age we would recommend that you reserve another cottage and we will try and keep both cottages next to each other.
Children below 2 years of age and below are free if they share their parent’s bed.
For each child, there is a nightly charge (this will be applied automatically when you reserve and inform us about your children) and it is assumed that children may share their parent’s bed, we can provide only one extra bed in the cottage as there is limited space. The extra bed is free. If you have more than one child please let us know and we will make the reservation for you. The extra person charge will apply, but we will only be able to provide one extra bed in total.
Some cottages are not suitable for extra people (above 2 people). When reserving you will see the option for extra people against the cottage category if it is possible. It is not always possible to add extra people after making the reservation so kindly add any additional people when making the reservation.
EXTRA ADULT POLICY
We prefer for there to be only two adults in each cottage as it helps to prevent an overcrowded resort and maintain a peaceful environment. (Guests aged 13 years or above are considered adults).
CHECK-IN/CHECK-OUT POLICY
Check-In from: 1:00 PM
Check-Out before: 11:00 AM
Our earliest check-in time is 1pm and check-out is before 11am. I am sorry but we have to be fairly strict about times because most guests do not leave until the last possible moment and also want to check-in as soon as possible.
You are welcome to ask if early check-in or a late check-out is possible when you are with us and our staff team will advise you depending upon our occupancy.
Hotel Policy
By confirming a reservation, guests agree to our full Terms & Conditions, available on our resorts official website.
COTTAGE CATEGORY & POSITION
When you reserve, you will be given the type of cottage that you select and not a specific cottage. Reservations are made by cottage category, not by specific cottage number. Guests are responsible for checking their confirmation details, including dates, cottage type, and amounts, and for advising us promptly of any errors or omissions.
CHECK-OUT ON TIME
Check-out time is 11:00 am. Late departures may be charged for an additional night. We kindly request that guests vacate on time to allow adequate preparation for arriving guests.
RESERVATION DATES & REQUIREMENTS
We will email you confirmation of your deposit payment and your reservation details. It is your responsibility to check the confirmation for accurate dates, room types and amounts and advise us of any inaccuracies or omissions.
PETS
Pets are not permitted. While we love animals, local conditions (including the presence of territorial beach dogs) and consideration for other guests’ comfort and allergies mean we are unable to accommodate pets.
ACCESSIBILITY OR SPECIAL NEEDS
While most cottages have only a small number of steps, natural terrain may affect accessibility for guests with limited mobility. With prior notice and where possible, we are happy to assist under guest direction and encourage guests with special requirements to contact us in advance to discuss their needs.
FOOD & DRINK
Breakfast is complimentary at all our resorts. Outside food, beverages, and alcoholic drinks are not permitted within the resort premises.
LOCAL FESTIVIVITES & CELEBRATIONS (Noise)
Guests should be aware that local festivals, neighbouring celebrations, and resort events may occasionally result in periods of noise. From time to time, live or recorded music may be played at our resorts for the enjoyment of staying and visiting guests. At certain properties, this may occur daily during designated hours.
FORCE MAJEURE
We are exempt from fulfilling our contractual obligations for causes that could not be anticipated and/or are beyond our control. Such as and may include an act of God, act of Man, act of Parliament, and other impersonal events or occurrences. The before said, we have integrity and will endeavour to provide you with the services mentioned and hopefully exceed your expectations.
NATURE & WEATHER
Some circumstances are beyond our reasonable control including, unseasonable/adverse or extreme weather that may have an impact on the resort or its surroundings by way of flooding etc. This may affect the local beach and the ability to swim or enjoy the beach as anticipated at the time of booking.
RESORT INFORMATION
We make every effort to keep our websites and printed materials up to date. However, facilities, surroundings, cottages, images, and descriptions may change from time to time due to updates or environmental factors. Guests will not be individually notified of such changes.
